While there are definitely more than 6 things you need to know when buying a Fort Lauderdale home or condo, here are  some things to keep in mind.

1. You’ve probably heard the mantra regarding buying real estate: “Location, Location, Location.” Well when buying a Fort Lauderdale home or condo or when buying a home in the Fort Lauderdale real estate market there are some things to consider about location:

One of the things you need to consider in the Fort Lauderdale real estate market is your commute. The traffic in town at certain times of the day can be quite heavy. How far are you going to want to live from where you work is a concern that needs to be addressed before looking at your new Fort Lauderdale home or condo.

If you have children, what kind of schools are you looking to place your children into? Fort Lauderdale has some great schools and of course there are some not so great schools. You want to make sure that you check out the schools in the Fort Lauderdale area before you decide to buy, if you have children.

There are plenty of places to shop in the Fort Lauderdale area. This would not be much of a concern for me. However if you have special needs such as medical issues that need special attention or if you are a senior and need to be in close proximity to services for seniors then you are going to want to consider a location near those services and amenities.

Here are some of the things you may want to do to make your selection of a home easier:

2. Get a legal pad and begin your list by deciding what you want in a home (bedrooms, baths, garage size, pool..etc)
Then add all the “must haves” to the list all of the things you will need in your new home. For instance I would not live in The Fort Lauderdale real estate market without central air conditioning in my home.

3. Research the Fort Lauderdale neighborhoods and see what they are like. I, or any agent can give you a list of recent sales in the neighborhoods, show you the availabilities..etc, you may also want to pull crime reports and check out the sex offender database and see if you feel the area you like is suitable for your family.

4. Get pre-approved for a mortage. Not pre-qualified but rather pre-approved. It’s like shopping with money in hand!

5. Start looking, I can provide you with a list of Fort Lauderdale homes and condos to show you and we’ll be out in the South Florida sun so wear comfortable light clothing.

Don’t wear sandles or flip flops, we’ll be walking all around the house to see the property. If you see a home you like, be ready to make an offer. We’ll go back to the office and speak away from the Seller and come up with the terms and conditions that you are satisfied with.

6. Relax! The process of buying a home in fort Lauderdale is no different than buying a home anywhere else. It can be quite stessful. I realize that and I also realize that this is a very important decision for you and your family. don’t sweat it, relax and have fun.
