As we near the end of the year, we are finding banks MUCH more aggressive in settling their non-performing assets (i.e. bad loans). Most banks try to clear as much of the dead weight as possible before the end of the year. What makes this even more compelling is the expected explosion of additional foreclosures coming based upon an estimated 50% or more of option arms and alt-a loans defaulting. What does this mean to you? Simply put, more and more deals becoming available on the foreclosure market.

Have we hit the bottom? If not we’re close! When we analyze properties for our buyers seeking deals we look at a number of factors. A few of those factors, cap rate, cash flow and rent v. own, seem to indicate that we are getting close.

Here in our area there are many homes and condos that are very well suited for an investor buyer. These are homes that actually cash flow and provinde an Investor with the opportunity to obtain a retrun on investment. We have not seen numbers like this since 2000 and these deals that actually make sense.

Some of these homes may require minor renovation while some may need a major overhaul. All of the homes that we feature in this category are priced below $150,000.

Section 8 and other rent subsidy programs coupled with a very strong rental market in the Fort Lauderdale real estate are make these properties a great commodity.
