The Latest News About The Fort Lauderdale Real Estate Market Couldn’t Be Better!

If you read the Sun-Sentinel yesterday you saw the latest information about the state of the housing market across the Nation and here in the Fort Lauderdale real estate market.
The latest numbers released regarding housing prices in the Fort Lauderdale real estate market is great news for prospective home buyers and investors.
On-the-fence buyers are starting to react as properties become more affordable. The median price of an existing home in Broward last month dropped 18 percent, to $298,100 from $363,800 last year. The county’s median hasn’t been below $300,000 since October 2004.
“People are saying, ‘I know the market stinks …but if I can buy a home for the same price I would have paid a few years ago, it’s worth it,’” said Mike Larson, a housing analyst with Weiss Research in Jupiter.
If you did not have a chance to see the article, let me be the first to give you the great news. Prices are down nearly 20% over the same time as last year! That’s just about the best news a buyer in the Fort Lauderdale real estate area wants to hear. It has to hurt if you are a seller but heck, you should not be a seller in this market if you don’t HAVE to be.

The National Association Of Realtors and their lame advertising campaign about it being a good time to buy a house is finally starting to make a little sense. I guess all $40 Million they spent won’t be lost.
But right now and for the next 3-6 months it may be a great time to buy a Fort Lauderdale real estate home or condo. Prices are down nearly 20% and there are deals on the market where you can purchase a home to live in or an investment property at 25% to as much as 50% below what is considered current market value.
“It’s shark time right now,”. “Everybody’s swimming, looking for deals”
Imagine buying a home or condo in the Fort Lauderdale real estate market at a steep discount. For you investors out there some of these properties will actually cash flow for you.
Please understand, these discounts don’t just apply to your average home. The luxury home market is showing great pricing as well.
