I love Trulia Voices. It allows the consumer…the prospective home buyer or seller to obtain information from real estate agents in the areas where they have an interest. One of my pet peeves is that these agents mainly try to sell them sleves and don’t answer the questions given to them.

It’s amazing that you have the opportunity to communicate directly with a consumer seeking help and many blow that opportunity. Hopefully I answer the questions that are asked and those who may have similar questions might find some answers here.


Question: I am looking for a 2 bedroom, all age Condo in Coral Springs I have a large dog and a cat.

I would like to know the names of Condos that are pet friendly in Coral Springs. I am planning to move there and I do realize many condo units do not allow animals. SInce I have a large dog and a cat I seem to be having trouble locating a place.

Answer: Hi Zebra,

Coral Springs is a nice area. If you are looking to rent, you will have to have someone check with both the owner renting the unit and the association if they even allow pets. As has been said, some have restrictions and some do not allow them at all.

I have just run a search and there are over 600 units available in the Coral Springs area available that allow pets.

If you are interested in seeing them you can do so from the privacy of your home or office without having to speak to me or any other agent.

Question: Need to sell in Fort Lauderdale - real estate commissions? I bought my home just over a year ago - prices were on the decline then, but obviously now I will be doing well to get enough back to pay off the mortgage and a commission. I am stressed because my SO and I need to sell. We could wait a little while, but would prefer to go ahead and get the home on the market. In view of the housing crisis, what are agents charging for commissions locally and what are some considerations I should have? (see original question)

Answer: You are not alone. Many homeowners are hopelessly upside down. I applaud you for trying to make a go of it and not walking away as many are doing.I don’t want to speak for most agents, but you are going to hear that the commission does not matter and that a “professional” agent can do this and can do that and how the “expert” in the market is worth their weight in gold and all the other typical talking points to guard the seemingly sacrosanct real estate commission.

Bottom line is this, ignore the cheerleading, find someone you like, who will perform a full service plan for you, make them COMMIT to a very good PAID marketing plan IN WRITING and make sure you have the ability to fire them at will if you are not satisfied. Make sure that is in writing as well. {many agents conveniently obtain amnesia so make sure that it is in your listing agreement that you can fire them at will}

Most importantly, you are HIRING someone. YOU dictate what you are willing to pay. All commissions are negotiable. Never let an agent tell you what they are going to charge, you tell them what you are willing to pay.

Some will walk, some won’t and you’ll be left to decide which agent you feel can best represent you at a cost your willing to pay. Just understand that the cheapest agent is not necessarily the worst and the most expensive isn’t necessarily the best.

It’s all negotiable and I iwsh you well. Right now..I’ll get out of the way so I can dodge the pitch forks!

p.s. find out if the agent is full time or not and make them put that in writing as well. As you know in this market, many agents are working real estate part-time and waiting tables on the side. It’s up to you to ask if the “professional” is actually working full time. Most won’t tell you.
