Hey Everybody..sorry this week’s DOW is so late. We took some time off for the holiday weekend and had so much fun that it became an extended break…but we’re back!

I’m beginning to think we’ve hit the sweet spot with our Fort Lauderdale Real Estate Deal Of The Week. Based upon the emails and calls we get, it’s become obvious what our readers want.

Everyone wants a newer home, near the beach, for a great price. The only problem is that some are disappointed when they find out what is really a great price in our market. thos ewho took the latest installment of the Carleton Sheets No Money Down Class are finding that they’re not in Kansas anymore!

Let me just reiterate it one more time. Fort Lauderdale Beach is far from the dust bowl and if you are looking for a deal you have to be savvy enough to recognize what is a deal. Right now we are beginning to see multiple offers on many properties and the beach area is STRONG! I mean really beginning to heat up. Strong buyers are coming in with cash and getting some serious deals.

We just had a client from Massachusetts that saw the condo of their dreams on the beach and realized how good of a deal they were getting and wrote an all cash offer for a unit they never really intended on buying. They were just going to take a look and wait a couple of months. But the deal was just too good to pass up.

We’re entering a market, at least on the beach side, where a deal is measured more on the value than on the immediate discount. We like to refer to it as recognizing the Real instead of looking for the Steal.

Face it, there are what…10,000 maybe 20,000 licensed real estate agents in South Florida. With maybe as many private investors as well. Do you think if there was a “steal” wherein you could waltz in and pick up a beach area property for 50 cents on the dollar that the general public would ever see it? Like I said, in this market you need to be savvy and recognize VALUE.

Ok now that the tire kickers and champagne taste / beer budget crowd have left the room, let’s talk about today’s offering for the Fort Lauderdale Real Estate Deal Of The Week.

We have another townhome gem to show you. During the boom times we had developers coming in and building these sweet European townhouse developments. They were springing up all over the place. Anywhere they could find the zoning and a piece of land they could acquire, they built townhouses. Some of these units were going for as much as $500,000 to over $1,000,000.00 in some instances. My have times changed.

The Villas Of Coral Heights was one such development. This home has many developer upgrades and a fenced back yard that is perfect for cooking out. The open living spaces are made for entertaining and enjoying the Fort Lauderdale lifestyle. This unit has a large master bath, huge walk-in closet in the master bedroom and is built like a brick #*!$house with hurricane resistant windows and poured concrete floors (great place for a hurricane party no doubt!) This complex has it all.

Then of course, the bottom of the market fell out and we all know what happened next.

Now, you can have all the above at a fraction of what these units were previously selling for. Like I said above, you have to be somewhat savvy. you have to know that this is a deal on the surface.

You have to know that east Fort Lauderdale Beach area properties will only increase in value over time and most of all, you have to realize that if you are looking for a place to live in a prime location…that it just does not get any better than this for the pricepoint.

I think this week’s Deal of the Week will sell in a matter of days if not sooner! This one is a gem and based upon its location, asking price and current condition, I wouldn’t be surprised if it’s not gone by the end of the weekend. Seriously, that’s no sales hype. Hi Robin, and thanks for having me. Do the words “Slam Dunk” mean anything? I find myself just nodding when you send me these deals to review. Pretty much as you mention above, a savvy buyer can read what you wrote, drive by or do a Google Earth search to see the location and it’s pretty much a no-brainer at that point.

I would recommend an opening offer of $220,000.00 with 3% Seller concessions given to the Buyer for closing costs..but I wouldn’t mess around. You are absolutely right. We’re seeing multiple offer situations and the tire kickers will be left wondering what happened.
