I have to apologize for the Fort Lauderdale Real Estate Deal Of The Week not being posted lately. We’ve been so busy that we could not service all the buyer requests that we have been inundated with.

As you know, you can sign up for a VIP membership and when you do you get first dibs on the best deals. Well lately, every deal we get our hands on gets swooped up by one of our VIP’s before we can even post it.

Is the market finally back here in South Florida? Maybe not but it sure seems as though real buyers are hearing what sounds like the music stopping and don’t want to be left without a chair when it does.

Sellers..well let’s just say that many of them are still in triage right now trying to lick their wounds…big gaping wounds as we see many properties selling for 50-60% below what they paid for them. Ouch!

Buyers…well let’s just say that it’s like throwing meat at a school of Piranha’s. It’s a veritable feeding frenzy! If you are realistic in what you are willing to offer and not making a fool of yourself, you’re able to find really good deals.

However…please…don’t be that guy who hears that everyone in real estate is desperate and thinks they are a big fish. Down here you’ll just be George Castanza coming out of a cold shower. If you know what I mean?

Yesterday I got an email from a buyer in Dallas who said, “I want to be within walking distance and I only want to spend $70,000.00!”

I answered him in much the same nonsensical way. “Sure, no problem…I have a small 2 bedroom, 1 bath home that needs a complete renovation and it’s only about 5 miles from the beach. It’s in a great location bustling with young entrepreneurs with quite a few freelance pharmaceutical salesmen nearby”.

What? Should I not have said that? I walk 5 miles per day to stay in shape so I wasn’t lying. It is within walking distance. What a schmuck!

Like I said, be realistic and you’re going to get a great deal. Here’s some parameters:

If you want a move-in ready home in a good neighborhood on the east side of Fort Lauderdale, (within a mile or so from the beach) be ready to spend $250,000 and up.

If you want a move-in ready condo in a good complex on the east side of Fort Lauderdale, (basically on the beach) be ready to spend $220,000 and up. (unless of course you are over 55 in which case there are some primo complexes where you can get in for under $150k)

If you want to live out west, the prices are considerably lower for communities west of the beach. When I say west we’re still not talking all that far. Maybe 20 minutes or 15 miles from the beach…lot lower prices but the trade-off is you get a bigger house for your money.

Here in south Florida the beach area is more expensive. If you want to live East of U.S. 1 then understand what you are going to be looking at.

Okay..so are we on the same page? Good!

So be realistic in your expectations and you’ll find a very good deal.

Now I have a quick deal for you to look at. This home last sold in January of 2008 for $550,000.00. It’s now available at $317,000.00. It’s the kind of home that’s not ususually found in east Fort Lauderdale.

1. It’s huge…it’s over 3,000 square feet. Homes that size are basically in McMansion areas

2. It’s relatively new as it was built in 1995

3. It’s still available!!
