As it seems the bailout in some form or another is imminent, one thing is for certain. Banks are going to be more motivated than ever to mitigate their losses and to dump as many non-performing assets off of their books as possible. This means liquidating REO properties and also settling as many defaulted loans via the Short Sale method as possible.
So I thought it might be important to have somewhat of a quick FAQ refresher on Short Sales. Read more

Flipping Houses In Fort Lauderdale … Or Buying And Selling Fort Lauderdale Investment Property And Foreclosures
It looks like we are beginning to emerge from the foreclosure and credit crisis. How do I know this? Because real estate investors are starting to come back to the Fort Lauderdale real estate market looking for deals. People I have not heard from in 2 years are starting to call and email asking if I knew of any deals out there. I know about TONS of deals out there.
Inevitably there will be new investors entering the market who are looking to get started in real estate investing by flipping houses. If you are a regular reader of this blog, you already know that I can provide you with tons of free foreclosure listings here in the South Florida area, but lately I have been getting more and more emails and calls for foreclosure listings across the Country.
I want to help those of you that are looking to buy foreclosures but may not be in my area. As I am licensed in Florida, I can’t publish listings for foreclosed properties outside of the State of Florida. However, all is not lost, I have researched and spoken at length with a number of foreclosure listing services.

Maybe it’s because of Twitter or LinkedIn, or maybe because we reach such a large audience here on the Fort Lauderdale Real Estate Blog…but lately I’ve been getting a lot of interest and requests from people in the industry to post their articles as guest authors. Most of the people just don’t have the credibility and degree of success that warrants me introducing them to our readership.
However, when a guy comes along who sells hundreds of homes per year (including 90 homes in under a week!) and generates over $100 Million dollars in sales and has been an award winning Realtor for nearly 25 years, then I think he’s got something to say, and I want to hear it. I think you will too. Read more
“I Want To Live By The Beach And I Only Want To Spend $70,000.00!”
May 14, 2009

I get calls like this all the time. Here’s how they start out…”I want a 3 bedroom 2 bath home in a gated community, near the beach and I only want to spend around $70,000.00!” Huh? “Yeah, I know the market sucks and I can probably steal something for $100,000.00 near the beach.” Huh?
Sir..can I ask you a question? “What beach are you talking about?” You must have Fort Lauderdale Beach confused with some shanty town beach lined with all you can eat fish fry’s and sleazy bars and t-shirt shops. Read more
