This is called dual agency. This is when the same agent represents both the buyer and the seller.</p>

<p>So what&#8217;s a real buyer? Well let me tell you how you qualify as a real buyer.</p>
<p>1. You&#8217;re looking to buy a home within the next 60 days or so.</p>
<p>2. You have cash or already are approved for a mortgage</p>
<p>3. You&#8217;re realistic about what you can afford in regards to where you want to live. (everyone wants to be near the beach&#8230;but let&#8217;s be real folks)</p>
<p>If you meet these criteria, then in our eyes, you&#8217;re a real buyer. You are in the market and you are going to be able to find a great deal on a new home.</p>
<p>Our team has scoured the marketplace and we know how to direct you to a home that will meet with your desires and needs.</p>
<p>Did you know that although sales have steadily declined in the Fort Lauderdale area, that there are actually some great neighborhoods where prices are actually climbing?</p>
<p>I&#8217;m not going to give you the cliche that now is a great time to buy, I believe that only you can determine what&#8217;s right for you.</p>
<p>However what I can tell you is that if the time is right for you, no oe will do a better job of delivering exactly what you want.</p>

<p>Oh it&#8217;s true. This wannabee baby daddy is suing LeBron James and his mother Gloria James for something like $4Million bucks. And this dude hasn&#8217;t even dropped one 3 pointer. <strong><em><a href="http://www.tmz.com/2010/07/07/lebron-james-sued-leicester-bryce-stovell-gloria-james-lawsuit-basketball-mother-father-paternity-dna/" target="_blank">TMZ </a></em></strong>seemed to have broke the story wide open but it may have been a <strong><em><a href="http://www.huffingtonpost.com/tag/leicester-bryce-stovell-lebron-james" target="_blank">Huffington Post</a></em></strong> story that really blew the doors open on this nonsense.</p>
<p>Please, it&#8217;s bad enough that the black man gets a bad rap for abandoning their children, but this reverse neglect is totally absurd.</p>

<p>Florida is what&#8217;s known as a Judicial foreclosure state. What that means is that the bank or lender has to file a lawsuit to foreclose here in Florida. Believe it or not, some states don&#8217;t require a court administered foreclosure process.<span id="more-1053"></span></p>

<p>Today, we kickoff the <strong><em><a href="http://www.robinashley.com" target="_blank">Fort Lauderdale Real Estate</a></em></strong> <strong><em>Blog</em></strong> Customer Video Series. We are going to try our hand at video.</p>
<p>Everyone knows that more and more people are tuning into video and in attempt to have you read less, but not having to compromise content and information, we are going to try and provide you with some very compelling video content about the <strong><em>Fort Lauderdale real estate</em></strong> market, <strong><em><a href="http://www.robinashley.com" target="_blank">Fort Lauderdale Fl homes</a></em></strong> and information on life here in South Florida.</p>

<p>We are not by any means experienced in video production so this is very much a learning process for us. It&#8217;s also a heckuva lot of fun doing new things and this is really interesting.</p>
<p>Today&#8217;s video deals with the <strong><em>Florida Foreclosure Process</em></strong>. We get tons of emails and calls from existing and prospective clients about the whole foreclosure machine. Many homeowners don&#8217;t have the money to spend on attorneys and as such often obtain really bad information. In fact, many real estate agents aren&#8217;t really aware of the mechanics of the foreclosure lawsuit.</p>
<p>Each state may vary in their foreclosure process. Here in Florida we are a judicial foreclosure state meaning the bank must file a lawsuit to be able to take back the property.</p>
<p>While I am not an attorney, I have extensive experience in dealing with foreclosures. It is best that you seek advice from competent legal counsel. If you need assistance, we have attorneys that work on our team that will provide you with additional information and inform you of your options without you having to incur any upfront costs, expenses or fees.</p>
<p>As the foreclosure tsunami continues its pounding on the economy, I feel that it&#8217;s only prudent that homeowners in distress have somewhere they can turn to get some early advice on their situation. So this video was made with that in mind.</p>

<p>Hi, I&#8217;m Robin from the Fort Lauderdale Real Estate Blog.</p>
<p>You know I have been in the real estate business for over a decade and I have seen the highs and lows of the real estate market and while many other Realtors have folded shop, I&#8217;m still here.</p>
<p>The reason I&#8217;m still here is because I&#8217;ve learned to adapt. Today&#8217;s real estate market is vastly different than it was just a few years ago.</p>
<p>From the advent of new technologies to the flood of foreclosures that have inundated the market, the changes have been many.</p>
<p>If a Realtor has not changed along with the market they are pretty much rendered ineffective.</p>
